RESERVATION, CANCELLATION, AND NO-REFUND POLICY
Last Updated: October 14, 2026
1. ACCEPTANCE OF TERMS
By making a reservation through our website, Airbnb, Vrbo, or any other authorized booking platform, the Guest acknowledges and agrees to the reservation, cancellation, and refund policies applicable to the booking.
Guests are responsible for reviewing all applicable terms, property descriptions, cancellation conditions, booking dates, and payment obligations before confirming a reservation.
By completing a reservation, the Guest expressly acknowledges that a change of mind, personal inconvenience, or decision not to use the accommodation does not automatically entitle the Guest to cancellation without penalty or to a refund.
These terms apply to the extent permitted by applicable law and the policies of the booking platform used.
2. RESERVATION CONFIRMATION AND CALENDAR COMMITMENT
Once a reservation is confirmed, the reserved accommodation is removed from availability for the applicable dates.
The Guest acknowledges that confirmed reservations represent a commitment of property availability and may prevent other prospective guests from booking those dates.
Accordingly, the Guest understands that cancellations may result in financial losses, including lost booking opportunities, administrative expenses, and revenue that cannot reasonably be recovered.
These circumstances form part of the commercial basis for our cancellation and refund policies.
3. NO REFUNDS FOR CHANGE OF MIND
Unless otherwise required by applicable law, the applicable booking platform’s policies, or the cancellation policy expressly agreed to at the time of booking, refunds will not be provided solely because a Guest:
* Changes their mind about the reservation.
* No longer wishes to travel or stay at the property.
* Finds alternative accommodations.
* Finds a less expensive property.
* Experiences a change in personal plans or preferences.
* Decides not to check in or voluntarily leaves before the scheduled checkout date.
* Requests cancellation without a qualifying reason under the applicable cancellation policy.
A Guest’s dissatisfaction with their own booking decision does not, by itself, constitute grounds for a refund.
Submitting a cancellation request does not automatically create an entitlement to a refund.
Any refund eligibility will be determined by the cancellation policy applicable to the reservation, mandatory legal requirements, and the rules of the booking platform.
4. CANCELLATION REQUESTS AND BOOKING SYSTEM STATUS
All cancellation requests must be submitted through the official booking platform or reservation management system used to create the reservation.
A reservation is considered formally canceled only when the cancellation has been successfully processed and recorded by the applicable booking platform or reservation management system.
A reservation displaying a status such as “Pending Cancellation,” “Cancellation Requested,” “Awaiting Host Approval,” or any similar designation shall not, by itself, constitute confirmation that the reservation has been canceled.
However, when a booking platform permits the Guest to cancel a reservation directly, the cancellation becomes effective according to that platform’s rules and confirmation procedures. Additional Host approval is not required unless expressly provided for by the platform.
Guests are responsible for following the applicable cancellation procedure and retaining their cancellation confirmation.
The Host will not treat a pending cancellation request as a completed cancellation unless the applicable platform confirms that status.
5. AIRBNB RESERVATIONS
Reservations made through Airbnb are governed by the cancellation policy selected for the listing at the time of booking, together with Airbnb’s applicable terms, policies, and procedures.
Guests may initiate cancellations directly through Airbnb in accordance with its cancellation process.
Any refund, cancellation penalty, or applicable exception will be determined under the relevant Airbnb policies and the cancellation conditions attached to the reservation.
The Host is not obligated to provide discretionary refunds beyond those required by Airbnb’s applicable policies or governing law.
6. VRBO RESERVATIONS — STRICT CANCELLATION CONDITIONS
Reservations made through Vrbo are subject to the cancellation policy disclosed and accepted at the time of booking, together with Vrbo’s applicable policies and governing law.
A Guest’s request to cancel a Vrbo reservation does not automatically entitle the Guest to a full or partial refund.
Where a reservation is subject to a non-refundable cancellation period, cancellation by the Guest will not result in a refund unless an exception applies under Vrbo’s policies, applicable law, or a written agreement authorized by the Host.
The Host reserves the right, to the extent permitted by Vrbo’s policies and applicable law, to evaluate requests for discretionary exceptions to the agreed cancellation terms.
Such evaluations may consider the circumstances of the request, the proximity of the scheduled check-in date, the availability of supporting documentation, and the financial impact of the cancellation.
The Host may approve or decline a request for a discretionary refund where no refund is otherwise required.
The Host has no obligation to grant discretionary refunds solely because a Guest requests cancellation or provides a personal reason for no longer wishing to travel.
Any discretionary exception must be expressly confirmed in writing through Vrbo’s authorized communication or reservation system.
The Host’s decision to grant an exception in one case does not establish an obligation to grant similar exceptions in future cases.
Nothing in this section restricts a Guest’s ability to cancel a reservation through Vrbo where permitted by the platform, or limits any refund or other remedy required under Vrbo’s policies or applicable law.
7. DIRECT WEBSITE RESERVATIONS
For reservations made directly through our website, the cancellation and refund policy disclosed during checkout and accepted before payment shall govern.
Where a reservation is expressly identified as non-refundable before purchase, the Guest acknowledges that voluntary cancellation, failure to arrive, or early departure will not result in a refund, except as required by applicable law or expressly agreed to in writing by the Host.
Requests for discretionary exceptions must be submitted in writing.
The Host may approve or deny discretionary exceptions at its reasonable discretion, provided that doing so does not conflict with applicable law or the terms agreed to at booking.
8. EXCEPTIONAL CIRCUMSTANCES
The Host may consider exceptions in circumstances involving documented emergencies, serious illness, or other substantial events beyond the Guest’s reasonable control.
Submission of supporting documentation does not guarantee approval of a discretionary refund.
Exceptions remain subject to the applicable booking platform’s policies and governing law.
Where a mandatory refund, cancellation right, or other remedy applies, the Guest’s rights will be honored regardless of the Host’s discretionary policies.
9. REFUND APPROVAL AND PROCESSING
A cancellation confirmation and a refund approval are separate matters.
Cancellation of a reservation does not necessarily mean that the Guest is entitled to receive a refund.
Any refund that is due will be calculated in accordance with the applicable cancellation policy, platform requirements, and governing law.
Where a discretionary refund is offered, the amount and conditions must be confirmed in writing.
Refunds processed through third-party booking platforms remain subject to their applicable payment processing procedures.
10. NO WAIVER OF RIGHTS
The Host’s decision to approve a discretionary cancellation exception, refund, or accommodation in one instance shall not constitute a waiver of its contractual rights in other reservations.
The Host reserves all rights available under the applicable reservation agreement, booking platform policies, and governing law.
11. LIMITATIONS AND APPLICABLE LAW
Nothing in this policy shall exclude, restrict, or modify any consumer right, refund entitlement, cancellation right, or other remedy that cannot lawfully be excluded.
Where these terms conflict with mandatory law or binding booking platform requirements, those requirements shall prevail.
If any provision of this policy is determined to be unenforceable, the remaining provisions shall continue in effect to the extent permitted by law.
12. GUEST ACKNOWLEDGMENT
By completing a reservation, the Guest confirms that they have had an opportunity to review the applicable cancellation and refund conditions before payment.
The Guest acknowledges that:
1. A confirmed reservation reserves accommodation for specific dates.
2. A change of mind does not automatically create a right to a refund.
3. Cancellation and refund eligibility depend on the policy accepted at booking and applicable legal and platform requirements.
4. Cancellation requests must be processed through the appropriate booking system.
5. A pending cancellation request is not necessarily a completed cancellation.
6. Discretionary refunds are not guaranteed.
7. The Host may decline discretionary refund requests when no refund is otherwise required.
BY CONFIRMING A RESERVATION, THE GUEST ACKNOWLEDGES AND ACCEPTS THE APPLICABLE CANCELLATION AND REFUND CONDITIONS DISCLOSED BEFORE BOOKING.
